Auctions

Pearson Ferrier are delighted to be working in partnership with Edward Mellors Auctions, the number one residential property auctioneer across Greater Manchester, with more than 15,000 registered buyers receiving the auction catalogue every 8 weeks.

The auction room is at the prestigious Lancashire county Cricket Club which is consistently full of attendees spilling out into the reception area, enabling the auctioneer to create the right atmosphere for competitive bidding to achieve the best price possible for the vendor.

How it works…

The fall of the gavel forms an immediate and binding legal contract with a fixed period for completion (usually 28 days) with no scope for further negotiation or delay. The buyer must pay a 10% deposit on the day which means that the risk of a sale falling through is virtually nil.

There is no need to worry that the property will sell for less than you want as we set a confidential reserve price before the auction starts and guarantee not to sell for less than this figure.

There are 8 auctions a year and if you are thinking of placing your property into the auction we need as much information, relevant to the property, as possible. Every property in the auction pays an entry fee as a contribution towards marketing costs and hosting the auction, and there will be a selling fee charged which will have been agreed at the outset. At the point of instructing your property to sell in auction your solicitor will be contacted to obtain all of the legal documentation that is required for what is known as ‘the legal pack’.
